Florence Township property tax appeal (Will County, IL)

2026 appeal deadline

September 14, 2026 (window opened August 12, 2026)

For 2026, the Will County Board of Review complaint window is August 12 through September 14, 2026 — 30 calendar days from the assessment notice publication dates of August 12–13, 2026. Missing the window forfeits your right to appeal at the state level.

Documents to gather

  • Your assessment notice or the township's published assessed value for your parcel (PIN)
  • The county's appeal/complaint form, completed and signed (filed online where the county requires e-filing)
  • 3–5 comparable homes nearby with lower assessed values per square foot (PIN, address, size, assessed value)
  • A recent appraisal or purchase closing statement, if you bought within about 3 years
  • Photos of condition problems or errors on your property record (wrong square footage, bathrooms, basement)

How to file in Florence Township

  1. 1

    Review your assessment notice

Will County published 2026 assessments on August 12–13, 2026. Your township assessor used valid 2023–2025 sales to estimate market value, then divided by three for your assessment.

  2. 2

    Talk to your township assessor

Assessors are busy right after publication, so don't wait. Many issues can be cleared up without filing a complaint.

  3. 3

    Check your property record card

Verify square footage, year built and other characteristics. You must use copies of the original property record cards as evidence.

  4. 4

    File your complaint

File electronically at the Board of Review Complaint Portal, or use the 2026 Residential Complaint Form. Each parcel needs its own complaint unless parcels are contiguous with the same land use.

  5. 5

    Prepare for your hearing

Check the Board portal 48 hours before your scheduled hearing — some hearings become non-interactive and are decided on the written evidence. Arrive 15 minutes early for in-person hearings; late hearings can't be rescheduled.

Good to know

  • Talking to the Florence Township Assessor first is free and can fix simple record errors before you file.
  • If the Board of Review denies you, you can appeal to the Illinois Property Tax Appeal Board (PTAB) within 30 days of the Board's written decision.
